Lodha Hopefarm (also listed as Lodha Whitefield) has no official floor plan yet. The working range for its 3 and 4 BHK homes is about 2,500 to 4,000 sq ft, but nobody has confirmed whether that figure is carpet or super built-up area. Treat every plan you see today as indicative.
That's the answer. The rest of this page covers why the numbers clash across the web, what to check the day Lodha releases real drawings, and who should wait for them.
Are the Lodha Hopefarm floor plans out yet?
No. The project page still says "Coming Soon" for the floor plans and master plan, and the pre-launch pages I checked say the same. Dwelling Ventures' June 2026 review lists both as pending and says RERA registration had not been filed at that point. Other channel pages describe it as "in process."
So what are those layouts on other websites? Marketing visuals. Good for mood, useless for a decision.
Why does every website quote a different size?
Because they measure different things and rarely say which.
Take the 4 BHK. One page puts it at about 3,000 sq ft and labels that carpet area (lodha-hopefarm.com). Another says 3,100 (therealtyengineers.com). A third says 3,200 to 3,800 (lodhwhitefield.in), a fourth 3,500 to 3,600 (dwellingventures.com). Same home, four answers.
The 3.5 BHK sits at roughly 2,500 sq ft almost everywhere, and that is where the real problem is. Housiey lists carpet areas of 1,500 to 2,040 sq ft for the 3 and 3.5 BHK against a built-up range of 2,500 to 3,400. A 51 International page gives 2,250 sq ft as a starting size, and specifies it as super built-up. And the overview page on lodhwhitefield.in says no unit size has been published at all, calling the 2,500 sq ft entry figure unconfirmed.
A 2,500 sq ft carpet home and a 2,500 sq ft super built-up home are different homes. One is large. The other is a good three-bedroom with a small study. Until Lodha Whitefield publishes a carpet area sheet, assume the smaller reading. If you're wrong, you're pleasantly surprised.
The project facts drift too. Acreage appears as 8, 8.5, 9 and 9.45 depending on the page; tower count as 5, 6 and 8. This page uses 8.3 acres, from the project's own pre-launch material, and skips tower counts until a master plan settles it.
Which homes should you expect: 3 and 4 BHK, or more?
The brief is 3 and 4 BHK residences in a layered forest resort spread across 8.3 acres, just off Hope Farm Junction. Some third-party pages also list 3.5 and 5 BHK types. Nothing official backs those up yet.
A word on "3.5 BHK," since buyers ask. It means three bedrooms plus a half room, usually a study or flex space. Whether that half room works (a window, a door, a wall long enough for a desk) decides if you're paying for a room or a store. You can't tell from a brochure render.
Reviewed by homebuyer in Whitefield: I have been living in Whitefield for a while, and what makes this area special I how practical everyday life feels here. Traffic is definitely part of the experience, especially during office hours, but the metro has made travelling much easier and reduced dependency on long road commutes. Good schools, hospitals, supermarkets ,local markets, malls, cafés, and parks are really nearby. That convenience saves a lot of time and makes the area comfortable for both families and working professionals. Water availability has also been reliable in many apartment communities compared to several other growing parts of Bangalore. It has the energy of a fast-growing city area while still offering a lifestyle that feels organized, connected, and easy to adapt.
Seven things, in this order.
Carpet area, then saleable. Ask for both, per unit type, on one sheet. The gap between them is how much of your money goes to walls, shafts and lobby.
Bedroom privacy. In a 4 BHK, does every bedroom have its own bathroom? Does any bedroom door open straight onto the living room? Four bedrooms sounds private until two of them share a wall with the drawing room.
The half room. Window, door, desk-length wall. Miss any one and it's storage.
Balconies. Depth, count, and whether the area is counted inside the saleable figure. A balcony too narrow for a chair is decoration.
Service entry. A separate door for help and deliveries keeps the main entrance clean. Plans without one send every grocery bag through the living room.
Kitchen. Closed, semi-open or open, and whether there's a utility area attached.
Orientation and tower position. Which units face Hope Farm Junction and which face inward toward the landscaped areas. That's a master-plan question, so don't accept a verbal answer.
Does the location change which plan you should pick?
It should. Hopefarm Channasandra metro on the Purple Line is about a minute away. Swiggy's HQ at Sumadhura Capitol Towers and Brigade Tech Park are about five minutes. ITPL is around ten. ITPB, Prestige Shantiniketan and DivyaSree sit at 10 to 15 minutes, the EPIP Zone at 20 to 25, and Google Ananta at 25 to 30. The Central Business District is about 50 minutes and Kempegowda International Airport 50 to 60.
Here's what I'd do with that. If one of you reaches a tech park in five minutes, you don't need a dedicated home office, and the half room becomes a nursery or guest room. If both of you work from home most of the week, the half room is the entire reason to buy that type, and its window matters more than anything else on the plan.
Lodha Whitefield Hope Farm Near Schools and hospitals follow the same logic. National Public School is 10 to 15 minutes, Delhi Public School 15 to 20, Manipal Hospital Whitefield and Vydehi Hospital 15 to 20. Greenwood High and The International School Bangalore are 30 to 40 minutes out. If those two are on your shortlist, test the commute before you test the floor plan.
NRI buyers in Dubai, the US, Singapore or the UK: you can't walk the site, so the plan is your inspection. Ask for the carpet area sheet, the master plan and a video walkthrough of the sales gallery, and read all three before any money moves.
Who should wait, and who should register interest now?
Wait if you need a RERA number, a fixed possession date or an official cost sheet before paying anything. Several channel pages quote December 2030 for possession, but that stays a channel claim until Lodha's RERA filing says it. One page states plainly that no official cost sheet exists and every price in circulation is broker-circulated pre-launch pricing. An Expression of Interest, per Dwelling Ventures' own explainer, is a priority registration. It isn't a booking or an allotment.
Register interest if you're buying for the location. A one-minute metro walk, major tech parks within about ten minutes and a large-format home on 8.3 acres is the actual pitch, and it's a fair one. The cost of registering early is attention, not commitment, as long as you don't treat an EOI as a purchase.
Your next step: don't pay anything yet. Ask your channel partner to send the carpet and saleable area sheet the day it's filed, and check the project on rera.karnataka.gov.in yourself before any cheque leaves your account.
